The road to homeownership: Collin County Area Realtors shares benefits of hiring a real estate professional

For home buyers and sellers, the real estate industry can be difficult to navigate alone. Luckily, Collin County Area Realtors and its real estate professionals can guide clients through the process, from listing to closing.

Since 1958, CCAR has offered tools and resources to support its members’ success, and its team of specialists is dedicated to connecting realtors in Collin County with services, programs and a supportive network to enhance their careers.

2024 CCAR President Jamuna Thillsaid she and her colleagues know how complicated the industry can be, and to help educate individuals in North Texas, CCAR is hosting a Homeownership Fair.

“We have put together a fair that will be open to the public,” Thill said. “They can come in and basically have a little roadmap to help them guide through the [real estate] process, from the very first step right to the end.”

Thill’s dedication to her clients doesn’t end with closing, and she is available to answer any lingering questions they may have. She also helps individuals protect their investment by reminding them to leave faucets dripping during a freeze.

“We’re protecting their hard-earned money,” Thill said. “This is the biggest investment that most people ever make.”

With over 11,000 members, CCAR provides the tools, resources and education to help its real estate professionals stay informed.

“We make it look easy, but there’s a lot of stuff going on behind the scenes that makes a deal come through,” Thill said. “We’re the voice of real estate.”

Thill said there are a number of benefits to hiring a real estate agent, but one that stands out is insider knowledge. CCAR members are experts in their industry. They are up to date on local market trends and changing processes, which helps their clients make informed decisions.

“People can use sites to market their home, but it doesn’t beat having an expert in real estate who has been educated, who has the knowledge and the skills to help you and guide you,” Thill said.

When clients use a realtor, they have someone in their corner who has the skills, knowledge and boots-on-the-ground experience to navigate the process.

“This is a very litigious world, and papers need to be filled out at the local, state and federal level,” Thill said. “We have data and information that [the public] just doesn’t have.”

In addition to guiding clients through the legal processes of homeownership, realtors can also help clients find the price they want for a home and coordinate inspections, appraisals and open houses.

Thill said she recommends clients ask their prospective realtor questions to make sure they’re a good fit. Some of the questions she recommends individuals ask their realtor include:

  • “How long have you been doing this?”
  • “Is this your full-time job?”
  • “How many homes have you sold?”
  • “What is the local market doing?”
  • “Are you familiar with my neighborhood?”
  • “How many days do you think it will take to sell my home? How does that compare to the other homes in my division?”
  • “What is the specific marketing approach that you may use?“
  • “How are you going to communicate with me throughout the process?”

These questions can give future homeowners better insight into how the realtor will be able to meet their needs.

Thill said it’s important to know someone’s availability and communication style. By asking questions upfront, clients and realtors will get a better understanding of each other and build trust..

“Our business is built on trust, relationships and expertise,” Thill said. “…Our goal is to educate the consumer.”
