What Is The Difference Between Re-Roof And New Roof?

If you’re a homeowner in the Pacific Northwest, you know how important it is to have a reliable roofing contractor on hand. Whether you need a new roof or just some re-roofing done, having an experienced source is key. But that brings up an interesting question: What’s the difference between a re-roof and a new roof?

At Warner Roofing & Construction, we understand the nuances between re-roofing, roof repairs, and new roof installations. We can help you make the right decision for your home. Let’s take a deeper look at the topic of re-roof vs. new roof.

Re-Roof vs. New Roof: Which Is Right For Your Home?

Re-Roofing

What is re-roofing, and what does it entail?

Re-roofing is typically performed when there is still some life left in your existing roof structure. A property owner may be considering options regarding how to upgrade to better quality roofing without replacing the entire roofing structure.

The goal of a new roof may include tearing off old material, inspecting plywood for water damage and rot, and installing new material over the top of existing layers.

So we can say that re-roofing typically involves one of two processes: a tear-off or a second-layer re-roof.

Tear-Off

A tear-off completely removes the roofing before replacing it. It includes inspecting the sheeting and installing gutter drip metal, felt underlayment, and edge metal. Depending on the roof type and customer requests, there may also be the addition of new flashings, vents, ridge caps, and more.

Second-Layer Re-Roofing

A second-layer re-roofing involves installing new roofing over an existing one. (In other words, without a complete tear-off.) This is not always an available option, depending on the condition of the existing roof.

Re-roofing is a tried-and-true method. It’s a cost-effective way to ensure your home is safely protected from Mother Nature without having to replace the roof structure in its entirety.

In most cases, re-roofing and/or roof restorations will often (but not always) be both faster and cheaper than installing a brand-new roof.

Of course, there is also the option of roofing repairs, which involve patching or replacing partial sections, removing existing shingles, and other smaller adjustments.

New Roof

Next up: a new roof! What does it mean to have a new roof installed compared to a re-roofing job?

A new roof is just what it sounds like, although it’s the extent of the job that really gets to the heart of the matter. A new roof replaces not just a few or even the majority of the roofing material with similar materials; it’s a replacement of every piece — from the plywood sheathing (if needed ) to the drip edges along the gutters. The new roof may be the same material or a completely different material.

When it comes time to install an entirely new roof, there are several factors that come into play. First, you must decide which type of material you’d like to install (e.g., shingle roofs or metal roofing are popular in many areas).

Once that has been established, your contractor can begin the work of tearing off the old structure (if necessary) and replacing it with newly installed materials.

To sum it up: A new roof is when all of the old materials are removed down to the bare deck, then replaced with new materials such as plywood sheathing, felt paper, flashing, gutters, shingles, and more.

This is often necessary for older homes that need major repairs due to water damage or simply due to age. Installing a brand-new roof ensures that all of the components are up to code and working properly from Day 1. This is true whether one has an asphalt shingle roof or a shake roof.
